You are moving into or out of a listed building.
The three usual answers, and which two are affected
When a piece of furniture will not come up or down a staircase, a remover has three options: take it apart, take it through an opening, or accept it is not going. On an ordinary house all three are available.
On a listed building, the second one is constrained. Bracketing an external furniture lift against the façade needs consent, and removing a door, a window sash or a section of railing to create an opening may need it too.
Why it matters more than it sounds
Doing listed-building work without consent is a criminal offence rather than a civil risk, and it attaches to the building and its owner, not to the contractor who did it.
So a remover who cheerfully offers to "pop the door off" is exposing you, not themselves. A firm that raises it as a constraint is doing you a favour even though it sounds like an obstacle.
Establish it before anything is packed
This is the practical bit. If a large piece can only go in through a window and the window cannot be touched, you need to know that while you still have the option of selling the piece rather than paying to transport it twice.
- Find out the grade, and whether the listing covers the interior as well as the exterior.
- Ask whether the property is also in a conservation area, which is a separate set of rules.
- Measure the tightest point on the stair against your largest pieces.
- Ask your remover directly whether a lift is riggable, and if not, what the alternative is.
Protecting what is there
Stone flags, original boards, encaustic tiles and plaster cornices all mark and chip, and none of them is easily repaired to a standard anyone will accept.
Floor protection over the whole carry route, corner protection on the newel and the frames, and a crew told which surfaces are original. It is unglamorous and it is the difference between a clean move and an argument with a conservation officer.
