Sea level, and the only part of the county where a property may have no vehicle access whatsoever — not a difficult approach, none at all.
What this height does to a move
The cliff villages are the hardest addresses in North Yorkshire. Robin Hood’s Bay, Staithes and the older parts of Whitby are built down cliffs in stepped terraces, and a good number of houses are reached only on foot, down steps, through a passage or along a yard a wheelbarrow struggles with.
These moves are carried. There is no clever answer and no vehicle that solves it: the load is staged at the nearest legal stopping point and hand-carried, and the crew is sized for that rather than for the volume.
Tide and weather matter on the lowest addresses. Sea fret rolls in without warning, and a wet stone step on a cliff path is a genuine hazard rather than an inconvenience.
The properties up here
Fishermen’s cottages with room-through-room layouts and stairs closer to ladders, Victorian and Edwardian terraces above the harbours, and a lot of holiday lets with changeover dates to work around. Ceilings are low, doorways lower, and very little was designed to take a modern sofa.
